Construction process

How does the selection process work?

We have people on staff to help you through the selection process so it is fun, exciting, and enjoyable.

Can I make changes once the project is started?

Changes are accepted through our change order process as long as you understand it may delay the finish date based upon the extent of those changes. Our philosophy here is that this is your home, not ours. If you decide something needs changed, you should have that ability to do so, as you will be the one calling it home.

If I call you with questions or concerns will you call me back?

This answer is a resounding YES! Square 1 prides itself on staying very personable with it's clients. You are a person, not a job or a job number. You can expect a phone call to be returned typically the same day, but most definetly no later that the next day.

How long does it typically take to build a home?

A: The normal operating time needed to complete a home ranges from 100-120 days. The time line is really dictacted by the size and complexity of the project and it's location.

Do we ever meet onsite?

Yes, we typically will meet onsite at least once prior to the placement of the home on your property, another time after framing for an electrical walk through, and one more time aprox. two weeks prior to you moving in. Other meetings onsite are easily setup should they be needed.

Do you do other forms of construction such as remodeling, pole barns, or light commercial work?

We at this time do not get involved with any of these types of projects as our main focus is new residential construction. We do additions, pole buildings (while your home is being built), the finishing of basements on homes we have built, and the construction of multi-family dwellings such as duplexes, triplexes, apartment buildings, etc.

Home designs and estimates

Do you offer design services?

We do complete all our own designs whether from scratch, another plan, or modeled from many different plan books.

Do you have model plans to look through?

We have many model plans to review as well as plan books for ideas.

Do you offer free estimates?

We do offer free estimates. Some plans require design work to get an accurate estimate. In that instance, a design fee from $500-$900.00 is required to create those drawings. The fee is applied to your down payment upon the signing of a contract.

Financing

Do you require any money down?

Yes, in most cases a standard 5% is required, which is applied towards the lending institution's down payment. If the home is being started, or paid for entirely by the owner, then we require 20% down payment.

Do you work with V.A or F.H.A. loans?

Yes, we will work with you and your lender through those programs should you qualify.

When should I lock my interest rate?

Never lock your interest rate without consulting your salesperson on the scheduled completion date. Dates sometime vary ahead and behind. A simple call to our office can supply you the correct answer of whether or not the time of construction is the right time for locking in your rate.

Do you offer financing?

We prefer that you have a construction loan, however we do offer financing assistance. Each individual homeowner would need to be approved through our approval process. Terms and rates may vary and must be evaluated home by home.

If I have a construction loan, when should I close on it?

Never close on a construction loan until you have your plans designed, contracts signed, and start date furnished. The reason for this is that every lending institution has different terms as to the length of time you have to complete your home once you close. It is recommended that you close no sooner than two weeks prior to the start of construction, and have all paperwork and approvals completed and ready to go.
