Below is a guide for you to better understand the process of bringing your dream to reality. Our goal is to provide an enjoyable, organized, building experience while maintaining the highest quality and attention to detail during the construction of your family’s home.
Lot is Obtained
Land is purchased or held for purchase from a developer, individual or through holdings of Square 1 Builders. Advice on items and conditions to look for in the purchase of land is always available.
Initial Design Meeting
This meeting takes approximately 1-2 hours and includes discussions and brainstorming of the items you desire to see on or in your new home. Ideas will be taken to create a conceptual set of drawings of the living space and renderings of the exterior elevations depicting the unique character of your home. Upon completion of this session, a non-refundable deposit of $500.00 is required to create these drawings and will be applied towards the down payment of your new home upon contract signing.
Typically within 7 business days of the initial design meeting, depending on current work load, the customized conceptual plans will be presented to you based on Square 1 Builders standards of construction and your desired concepts. At this time, you will receive a detailed proposal set along with the conceptual drawings for your review.
Contract Signing and Plan Approval
Once everything is to your specifications, the signing of the contract can take place and at that time the remaining down payment is also due. Once the contract is signed, the conceptual drawings are completed into a full set of detailed construction drawings which will be given to you upon completion. Depending on your land, an onsite meeting may be necessary to review the placement of the home on the property and any alterations necessary to commence construction and create a working drawing of the site for construction.
Loan Pre-Approval Letter
The loan pre-approval letter from your lender with all the necessary information should be brought to the contract signing or faxed to 574-389-8773 within 5 business days of contract signing.
Pricing Request, Change Orders and Contract Rewrites
Any changes/upgrades desired after the signing of the contract must be done on a change order form basis with builder and customer signature. No changes will be made without a signed change order, regardless of simplicity. This Allows you the homeowner to always know where you stand with the project. All other change orders must be paid in full within 30 days of the signed change order date and credits will be issued at the final closing or applied towards change orders. All change orders agreed to in the last 30 day of construction must be paid in full either before or at the final closing.
Interior Decorating and Selections Consultation
This meeting is set approximately 3-4 weeks before the construction process begins at our office. Meetings are typically scheduled between 8 a.m. and 12 p.m. Monday through Friday as this meeting typically takes 3-4 hours and may include visits to various suppliers and manufacturer showrooms. You should review your drawings prior to this meeting and notate any desired changes. Any changes to finishing’s and design must be made at this time and a change order will be made describing the list of desired changes.
Onsite Electrical Walk-Through
This meeting is set approximately 4-5 weeks into the construction process which will take approximately 1 hour. It consists of an onsite meeting to review the placement of cable jacks, phone jacks, ceiling fans, specialty lighting, any other specific electrical needs. This is also a good time to ask other questions regarding the progress, workmanship, and schedule of events of your new home. Meetings are scheduled between 8 a.m. and 4 p.m. Monday through Friday. You should review the electrical drawings prior to this meeting and notate any desired alterations,or changes made during your lighting selections. Any changes must be made at this time and a change order will be made describing the list of changes.
Onsite Final Walk-Through and Orientation
This meeting is set two weeks prior the completion of construction and is held within your new home. It is scheduled between 8 a.m. and 3 p.m. Monday through Friday as this meeting typically takes 1-2 hours. We will walk through the home and review the operations, responsibilities and warranties of your new home. We will also, if necessary, address any concerns of the following weeks work. You will also be provided with the final billing totals for your review. We ask you to confirm these numbers no more than 2 business days from receiving them so they may be turned into your lender to facilitate all bank inspections, appraisals, and final payments to insure proper closing before you can take possession of the home.
